We will always consider requests for reciprocal links from real estate related websites. This can include not just other FSBO sites and realtors, but mortgage brokers, real estate sign manufacturers, log home kit sales, movers and so forth. However, while we're willing to interpret "real estate related" somewhat broadly, we will not consider requests from sites obviously unrelated.

In addition, we have several requirements for even being considered for a reciprocal link from us. The old days of indiscriminate linking being of value for search engine rankings are long over.  Not only that, but we have always believed that any links on our websites should be of value to our clients and visitors, so have never linked just to link. Indeed, we do not actively seek reciprocal links ourselves and have not done so for years. We also believe that being linked reciprocally to sites of no value is harmful to us, so attempt to avoid it.

The following are the policies we have set up to insure that any reciprocal links requests meet our standards. Please read them before submitting our application.

• You have to link to us first. We are amazed at the people who say they want a "reciprocal" link from us, but that we have to link to them first. Why would we do that? We aren't the ones seeking a link. (Frankly, rather than trying only to get links, you should be trying to create a resource that attracts visitors to your site.)
  
  
  • Do not threaten to remove our link if we don't link back. We never link back to any site that threatens us.
    
    
  • Do not request that your link be placed a page with "at least a PR of __" if that PR is higher than the page where our link appears. Again, please remember that you are asking us for a link to your website, not vice versa. If your link page is a PR0, it is inappropriate to tell us your link must be placed on, say, a PR3 page.
    
    
  • Do not approach us with a 'mutually beneficial' or 'win-win' approach. We rank in the Top 10 in Google and all the other top search engines for all our chosen keywords and phrases. A single additional incoming link is not going to improve that. We don't mind that you want to improve your rankings, but successful websites don't use that approach, so neither should you. We know that our link to you is what you are really after, so just ask us for one and offer yours in return.
    
    
  • We prefer that your contact shows you've actually looked at our site, not an automated query such as those sent by Zeus and similar programs. These are fine programs, but you need to make an effort as well. (And often those 'mutually beneficial' or removal threats lines that we don't like come from such automated programs.)
    
    
    
• Your link site cannot be what we consider to be a 'link farm'. In other words, its sole or primary purpose cannot be to gather links to improve search engine or page rankings
  
  
  • It must be at least 95% real-estate related. And that other 5% can't be things like gambling, sex, or other sites that significantly dilute the content.
    
    
  • It must be accessible (and findable) from anywhere on your website. If you look at our web site, you will see that our directory of links is part of the main navigation and accessible from every page. If you hide your links page or only provide one small link from the bottom of one page, we will very likely turn you down.
    
    
  • It must be organized or searchable. A listing of links in no apparent order is a link farm, even if it is solely real estate related. If you look at our links directory, it is broken into categories and subcategories. Make yours a valuable resource and people will come to your website because of it (ours is the second most popular entry page on our site). Don't worry about people leaving your site because of a link. Attract them because of well organized, useful links.

• Google PR . Be aware that interior pages of your site have PR separate from your home page. If your home page has a PR of 5 but your links page has a PR of 0, that means that Google doesn't think much of your links page. Do not tell us your site has PR5 when your links page only has PR0. We certainly will link to sites with low PR if they meet our requirements, but we think that people should be upfront about what they have to offer.
  
  

  • Again, do not request that your link be placed a page with "at least a PR of __" if that PR is higher than the page where our link appears.

  • Moral or ethical conflict of interest
  • Your site practices 'black hat' SEO tactics
