• Always keep in mind that you are not paying by the line.
  

  You get to say as much about your house as you want...so do it.  If you're describing your kitchen, mention everything about it.  Yup, even the bad.  And don't worry about fancy words and advertising lingo if you don't want.  If you say it's large, we might call it spacious. If you think it's too small, we could call it cozy.  If you can eat in it, write that down.  Does it have windows?   If so, what does it overlook?   What kind of floor does it have?  How much counter space?   Cupboard space?   Are the appliances staying?  What are they?  How old are they?  What color are they?

  We suggest that you take a pencil and pad of paper and spend time in each room (as well as outside) and write down everything you see and can think of.

  And don't worry!  It's not a test :-)

• Use high quality photographs

• Write down everything you can think of, not just a few big items

  There are many places to post FSBO ads on the Internet.  And all of them say "you can list this and this and this and this."  Yet most FSBO homeowners don't even list the few things they are allowed to post.  Why?   Because they don't have Internet advertising experience, they are thinking small.
